By Heather Senison

Manhattan | 253 West 16th Street, No. 1E

A one-bedroom, one-bath, roughly 650-square-foot prewar apartment with an entry foyer with a closet, a windowed kitchen with a breakfast bar, a windowed bathroom, and a bedroom with a large closet and original molding, on the first floor of a six-story building with a shared laundry, a live-in superintendent, a bike room, a video intercom and storage lockers. Chris Toland, The Agency, 347-645-3976; theagencyre.com

Costs

Common charges: $1,312 a month

Pros

The apartment has been renovated in the last five years. The living room can accommodate a work desk and a dining area.

Cons

The kitchen is small. The building has no shared outdoor space or amenities. Storage lockers cost $600 a year.

Manhattan | 121 West 20th Street, No. 4F

A 1,750-square-foot, two-bath loft with 14-foot ceilings, an open second-level sleeping area, an open kitchen with cement counters, a jetted tub, eight-foot windows, motorized shades, original cast-iron columns, a gas fireplace and a washer/dryer, on the fourth floor of a five-story prewar building with an elevator, a roof deck, a part-time doorman and a live-in superintendent. Pamela Wolfe, Corcoran Group, 917-596-9466; corcoran.com

Costs‌

Common charges: $1,188 a monthTaxes: $1,570 a month

Pros

The lower-level bathroom resembles a Roman spa, with the tub in a recessed chamber. The first level can accommodate a bedroom.

Cons

The kitchen is dated. At just over six feet, the second-level headroom is low. With no banister, the curved staircase could be dangerous.

Bronx | 740 King Avenue

A three-bedroom, three-and-a-half-bath, 1,650-square-foot house with an open kitchen and living area, a wood-burning fireplace, an en suite primary bedroom with a lofted storage space, an additional bedroom with a balcony, a finished basement with a gas fireplace and outdoor access, a washer/dryer, an attached garage, a deck with a pool and a boat dock, on the northern tip of City Island. Kristin Bischof and Holly Mellstrom, Julia B. Fee Sotheby's International Realty, 914-391-6024; sothebys.com

Costs

Taxes: $5,989 a year

Pros

The house has been cosmetically updated in the last two years. It's close to the City Island Bridge and across the water from Orchard Beach. Boaters will enjoy the private dock, currently inhabited by a nesting osprey.

Cons

The upstairs bathroom could use a renovation. The home's contemporary aesthetic may not suit everyone's taste.

Given the fast pace of the current market, some properties may no longer be available at the time of publication.
