USDA Extends Affordable Housing Program for Manufactured Homes in West Virginia | WV News | wvnews.com

The U.S. Department of Agriculture (USDA) Rural Development has announced the extension of a pilot program aimed at helping West Virginians access affordable financing for manufactured homes in rural communities. This initiative offers new opportunities for families and individuals to achieve homeownership while promoting financial stability and strengthening rural areas.

The pilot program allows applicants to secure loans for purchasing or constructing manufactured and modular homes. It also supports energy-efficient homes, even for those leasing the land where the home will be placed. The extension aligns with the Biden-Harris Administration’s Housing Supply Action Plan, focused on increasing affordable housing options and building sustainable wealth for rural residents.

The financing options under this pilot are available through two USDA programs:

Originally launched in 2016, the pilot program was renewed in 2022 and extended to November 4, 2024. With this new extension, regulatory waivers for financing manufactured homes will remain in effect until May 1, 2025.

The pilot program is available in 23 states, including West Virginia, Pennsylvania, Ohio, Virginia, and Tennessee. A final rule to make the regulatory waivers permanent is expected in 2025, with further details to be released soon.

This initiative reflects a commitment to making homeownership accessible and sustainable for rural communities by providing flexible financing solutions and promoting affordable housing development.
