Palm Beach County Housing Authority proposes Legacy @ 45th Street Affordable Housing in West Palm Beach

The Palm Beach County Housing Authority is working on plans to build affordable housing in West Palm Beach.

Spectra Organization, a nonprofit affiliated with the Housing Authority, filed plans with the city to develop the 1.52-acre site at 3430 45th St. It's located just north of Palm Beach Lakes Community High School.

The property currently has a 27,392-square-foot warehouse, which would be demolished.

Dubbed Legacy @ 45th Street, the project would have 48 apartments built through modular construction, where the components of the structure are formed off-site through a prefabrication process and assembled on site. The project would have three buildings of four stories each, plus 60 parking spaces.

The apartments would range from 677 to 1,077 square feet and include 24 one-bedroom units and 24 two-bedroom units. All of the apartments would be leased to people making up to 80% of area median income.

The median household income in Palm Beach County is $68,874.

Officials with the Housing Authority weren't able to provide comment on the project. It was designed by Los Angeles-based OJMR Architects. The developer is also working with Delray Beach-based Hatcher Construction & Development and Pillar Consultants.

There's a severe shortage of affordable housing in Palm Beach County as rents have increased faster than income levels.
